As retail and eating become more engaging, the use of good design plays a major part in providing a memorable and enjoyable experience. This not only encourages repeat visits but it creates spaces where people want to spend time. Landlords realise the benefit of good design and use Retail Design Management as a tool to assist brand partners through the design stage and to maximise customer experiences.

With this in mind we start from the beginning, working with our clients at the design stage with their architects and leasing team to ensure that retail tenants are considered. We help to create spaces that retailers can express their unique brand DNA in harmony with the architectural vision of a building. We set retail design standards that assist retailers through the design and approval process, but also express the Landlords vision.

With over 20 years retail design experience and 10 years design management experience so we really know how design works. We offer a full approval & management service to our clients from a lease being agreed through to on site completion and opening.

British Land

We have been working with British Land on various central London locations. This has included setting guidelines for Broadgate Circle and tenant design management for 12 F&B units including Yauatcha, The Botanist, Aubaine and Jose Pizarro. We also tenant design managed Bob Bob Ricard’s new restaurant, Black Sheep Coffee and Bel Air in The Leadenhall Building.

Broadgate London

Our continuing relationship with British Land expands our retail tenant design management role across the 33 acre Broadgate campus. As this new destination in The City emerges, we are engaged working with the architects and Landlords team assisting tenants and managing their complete design approvals through to store opening. Setting up new guidelines and an approval process to ensure the vision for this exciting destination is realised.

The Crown Estate

Our ongoing involvement with this landlord has included various food & beverage design and management roles for prestigious central London locations including planning and licensing for tenant areas.


Working alongside this asset management team, we manage the design approvals for various nationwide outlet shopping centres, including London Designer Outlet, Resorts World in Birmingham, Livingston Designer Outlet near Edinburgh and Princes Quay in Hull. Through our design guidelines we work with the tenants to improve retail design standards across all Realm managed centres.

Lakeland: various

Working in association with an award winning creative agency, we have detailed and delivered on site over 30 locations for this kitchenware retailer. Locations have included major shopping centres, high streets included listed buildings and conservation areas, and the fitting out of their head office retail store in Windermere. Our role includes detailed design, project tender and evaluation, landlord and building regulation approvals, through to full on site management.

Moss Bros various

We worked with Moss Bros Group Plc, to help reposition their brand. Part of this was the introduction of a new brand Moss Bespoke. We oversaw a pitch on behalf of Moss Bros to select a creative agency and worked with the chosen designers. The Moss Bespoke store was shortlisted for Retail Week specialist store design award. Our involvement in the project was writing the brief, shortlisting the designers, project management and on site process. Following this, we worked on many national locations including Bicester Village, and our work culminated in the design and implementation of the 2 floor Regent Street flagship that was a finalist at the Retail Week fashion store of the year award.

Christian Louboutin: Selfridges

Working with an award winning creative agency, we delivered their concept of this concession in Selfridges shoe gallery. Our department store experience, our eye for detail and quality helped to realise the original concept to the required high standard. We worked with our lighting designer and quantity surveyor to deliver a successful project on time and within a very tight budget, working with many client direct items and challenging design details. The project included a bespoke carpet design, a trompe l’oeil wall, and detailed window treatment.

Base various

This award winning fashion retailer offers high-end brands from 0-16 years of age for both girls and boys. The challenge was to create separate zones for each type of customer, baby, kids, youth, to have their own unique space, but to be integral to an overall concept. The design allows for each brand to sit within its own framework that can flex with the season and create branded shop in shop areas for their customer. This has made it easier for the retailer to tell stories and for the customer to shop. The success of this concept first implemented in Bluewater has led to a roll out to Westfield London and Westfield Stratford City.
